Land comes on the market, and is often overlooked by potential buyers. The issue is that it's very difficult to keep track of these opportunities without using a few tricks. We’re going to be describing how to not miss land sale opportunities near you.

Please note that some of these are more technical in nature, and are not your normal “contact the realtor” recommendations.

Google Alerts

Google offers an in-depth alert system that will essentially monitor the Internet for you broadly. This isn’t as refined as another method that we'll be discussing, but does provide you with new potential land opportunities in your area.

Follow these steps to set up your alert:

* Go to Google Alerts.
* Click on the text box at the top of the page.
* Type “land for sale,” followed by the city or state.

I would make an alert for the following “land for sale in New York” or “land for sale in Orlando, Florida.” This will allow you to receive more refined results, and you also have the ability to choose more options when creating your alert.

I find that this works extremely well on the state-level, but it doesn’t provide enough results for smaller cities.
The great thing is that any time Google notices an update, it will alert you via email that there is something new that matches your saved search criteria.

Page Update Alerts

A neat trick that I like to use is to find local land websites, and keep track of them. These are websites that you would find in Google that are relevant to your search area. For example, you may find a local land portal that caters specifically to your state or city.

The difficult part is knowing when these portals are updated. Oftentimes, they're updated, and you don’t realize it for days. By that time, your desired property is gone. But you can use several different services and tools to be notified when a page has been updated. This is a great way to ensure that you're the first to know when a page is updated so that you can buy properties quickly and efficiently.

Let’s start by listing a few of the most widely used tools:

You’ll also find that there are several other tools that rely your web browser. We will not be discussing these because you will need to be connected to the Internet to have the website checked accordingly. But the three tools above will provide you with the information you need to find updated land listings.

I'm going to walk you through how I set up alerts to know when new pages are updated:

* Go to https://visualping.io/
* Paste in your desired website. I’ll be using: https://www.landcentury.com/search/orlando%2C+florida
* Change "every" to “hour.”
* Change "on" to “tiny change.”
* Enter your email address.

I like to use search parameters as listed above because now I will be able to see all properties listed specifically in Orlando, Florida. This is a great way to get updates right in your email about a page that has changed.
You will need to alter the “On” option if you notice that the website updates its time or other information that isn’t exactly a page change.

Utilizing any one of the tools above, you’ll be the first to know when new listings have appeared on your particular land portal. Automation is the absolute best method to find out about new land opportunities, and when it's free (like the options listed above), it’s definitely a major bonus.

Website Subscriptions

Many websites offer newsletters and subscriptions that update you on new information. It’s all too easy to ignore these subscriptions, but you may be missing the best land deals on the market today. I recommend signing up for updates on https://www.landcentury.com/newsletter-signup/.

* Local realtor magazines

If you are truly an avid land investor, you already know that some of the best opportunities are for sale by owners. A simple drive through the neighborhood may result in you finding the perfect property to buy, and don’t be afraid to reach out to a landowner to find out if they want to sell the property to you.

If you find that a person has owned a piece of land for a long time and has not done anything with it in terms of construction or farming, you may want to contact them to discuss the potential to buy the property. If you have cash in hand, you’ll find that many of these people are willing to sell their properties for the right price.
